Some contractors will use scare tactics to get you to replace the entire roof when maybe it isn’t actually necessary. You can learn the signs to look out for to make an informed decision based on your home.
1.) Do you have missing shingles?
Missing shingles can blow off of a roof at any point in time. Missing shingles alone isn’t a telltale sign you need to pull the trigger on an entire roof replacement but due to the age of the roof, your contractor may not be able to match the style and/or color of your existing shingles.
2.) Are your shingles warping?
If you see a few shingles warping here and there without any evidence of water entry, you may be okay. If there’s a uniform warping throughout the roof, your shingles are probably at the end of their lifespan and it’s time to think about a replacement.
3.) How old is your roof?
A good quality shingled roof should typically last 30 years. If you are just under the 30 year mark and start to have frequent leaks, you may be dealing with rot and should get it checked out sooner rather than later.
4.) Are you having active leaks?
Sometimes leaks are caused by crazy, wind driven rain and it’s a once in a while problem that has nothing to do with the quality of the roof. If you find you are having frequent leaks minus the crazy weather, it’s time to get a professional up there for an assessment.
5.) Is your roof leaking around penetrations?
If you find your roof is leaking around penetrations, the flashing may be damaged. This might not be a cause for an entire roof replacement but you should be aware that if the flashing needs to be replaced, the shingles around the area will likely need to be replaced too. Depending on your roof’s age, there may be a color variation between the new shingles versus the old shingles. Shingles will naturally age and fade over time due to weather and other outdoor elements.
6.) Is your roof stained?
This can happen over time but doesn’t mean that you’ll need to replace your roof based on curb appeal alone. It may mean that due to the age, you’ll want to know what’s underneath the shingles. If the shingles are breaking down and shedding a lot of granules, it may be time for a replacement.
This list is meant to help you make the best decision for you and your home. A roof replacement may seem like a daunting task to some. The more you know, the more you’ll feel comfortable asking your contractor the questions you need to and the more you’ll understand their answers.
